Looking for an Investor to joint venture on home

I am currently a homeowner who purchased a home “Seller Financing” in November 2020. I took over the previous homeowners mortgage for a downpayment and higher purchase price and have been making mortgage payments. The house is “current” meaning it is not behind. I’d like to sell it but now the homeowner is pausing the sale as she says she needs to be “paid in full” as she doesn’t understand the process. I now have to hire an attorney so I’d like to have a partner own this home with me. It’s appraised in June of 2023 for $960,000. I owe $730,000 and purchased over 3 year ago for $800,000. There’s about $230,000 in equity. I don’t have enough money for court so I’d like to joint venture and bring a partner/Investor in and split some profits (part of a percentage) after the successful sale of this. And would like to get more money from this as the precious seller (lien holder) has now paused 2 Sales (home was in escrow twice) and she didn’t sign proper paperwork to release lien.
